You need to get a home inspection as soon as you go under contract on the new home. Although the home inspection is not mandatory, it is highly recommended. The lender does send an inspector out but the inspector for the lender is not a thorough inspection of the home like a true home inspection. 

The home inspection is money spent up front that you may not get back but losing the cost of the home inspection is much cheaper than being stuck with a problem after you have purchased the home.
