An appraisal disclosure is a form that informs you (Buyer) of the right to receive all appraisal reports and evaluations conducted by the mortgage company. It is not unusual for a mortgage company to conduct an additional evaluation on the property value to ensure the value is close to what the appraiser has estimated. If this is the case you would will receive a copy of the appraisal in addition to a copy of the additional evaluation conducted by the bank/mortgage company. There is an option on this form for the you to waive the three day requirement which requires you to receive the appraisal notices three days prior to closing. If you choose to waive the three day requirement, you may receive notices up to the day of closing.
